tenant causing damage to my property

Hi hoping for some useful advice and where i lawfully stand am i liable or is the tenant???
My tenant has put a hole in my stainless steel sink, causing the sink to leak, also they have let it go on to such an extent that the cupboard underneath the sink is soaked and will be damp. there is warping of the shelve underneath.
Where do i stand in realms of fixing the sink and the unit ? am i liable to repair the sink even though the damage has been caused by the tenant? am i responsible to also correct the damage caused by the negligence of the tenant not informing me of the damage?

It is a short assured tenancy in scotland, which is now on a rolling month to month contract, as the initial 6 months is up. they have been in the property over 1 year.

As with all these things you need to be pragmatic.

Ask nicely if they will get it fixed, warn that if not when they leave you will be seeking to get this cost from any deposit.

See what they say... if they say no, and you want to get it done, do it and ask them for  contribution based on replacement costs, less an allowance for wear and tear already seen by the sink and the units.

Don't fall out over it, dont rush to fix it, see if they sort it for themselves, many tenants IMO will.

If you do fix it, be reasonable, get it done at the lowest cost and unless it was brand new when the moved in, dont try and get the whole amount off them.

If they dont pay, write to them indicating that this will come out of there deposit, and I would also assume at that point you would want to give notice........

Dont what ever you do, fall into the trap of "blame" "liability" and "solicitors" it helps no one, a sink is £45, chip board for a shelf £10, and £45 to fit, so it really is no biggy, sure you could get a price of £750 to repair it from some nice local tradesman, Magnet, but this is not fair.
