I am trying to evict my tenants but did not protect their deposit within the guided time. I have returned this via cheque and left a few days before issuing a section 21. They did not cash this cheque for 2 weeks will this be a problem?

I have now issued a section 8 as they owe me 4 months rent and are refusing to pay as we required to evict them to sell the property.

Should I pursue both sections in court? they are refusing to leave until bailiffs arrive and are also refusing to pay and this could go on another 4/5 months.

Any advice would be appreciated.
