Dirty tenant

Have 2 flats next door to mine I rent and the old boy in the studio flat lives like a tramp.  He pays every month tho sometimes late and not too much trouble.  There was a mold issue in there about 6 months ago because of the way he was living and I told him how to clean it off and prevent it plus its for your own health and safety to keep the place clean I told him.  As the walls are yellow from him smoking in there as well I did tell him he'll have to pay to have them all re-painted as its in your contract not to smoke and keep it clean and he agreed to that as and when he wanted to leave.

My builder had to fix a leak in there and he said its disgusting and that he wouldn't want to work in there again and even moaned saying don't I ever check the place.  And in all honesty I do every 6-8 weeks I tell him a day and time and then the place its fairly tidy when I arrive and the smell isn't as bad so the tenant is capably of keeping the place clean.  My builder pointed out that the shower cubicle is just used for storing his rubbish which I knew anyway for when he has the back door open in summer and I've walked past and noticed but of coarse inspection time comes and its all clear in there.  So he doesn't really wash.

My wife is concerned and would like him out which yes I don't really want him in there but he pays his money and at the end of the day I can't tell him how to live.  I estimate about £1000 to sort the place out maybe a little more but to be fair no real work has been done to the place apart from it all being painted 3 years ago just before this guy moved in.  So I guess the rest is ware and tear.  The flat was built in 2005

Should I renew in Feb or get rid?

February is a long time away... best to take a view on how you feel closer to the time.

OK ill wait for a bit.  Inspection day is the 25th.

I had to pop by yesterday and talk to him about some repairs happening outside the properties.  Looking inside the flat none of the laminate floor was damaged etc.  Just was dirty and smelly in there.  The smell of BO and fags does hit you when the door opens lol

It's a breach of tenancy, and also will cause longer term damage to the property.

Its avoiding some short term pain, but the bigger pain is keeping him in there as when he eventually leaves - it's going to be a real mess with damage.

Evict I'm afraid :(
