Tenan chackout - laminate water damage

I have a tenant who has moved out and unfortunately there is water damage to the laminate in the dining area (I'd post a picture, but a jpg at least won't upload). The laminate is around 12 years old, so in fairness it's done well. The damage is to 3 or 4 boards and can't be patched. The rest is in very good condition and realistically could have gone on for some years.

Is it fair to expect a contribution from the tenant towards replacing the floor, or does the fact that it's 12 years old preclude this in your opinion? The tenant was in place for 3 years.

I would not expect the tenant to pay anything, especially if this is the only problem you found and they have been good tenants for 3 years. It does not sound as if the flooring owes you much.
