Im a British expat worker
Am i allowed to stay in mu BTL mortgaged residemce when i visit UK
if its not tenanted

theangrylandlord

No.
Your BTL agreement will very very likely (almost certainly) exclude your residence and anyone connected to you (family).

The BTL is arranged on the basis the mortgagee can force an eviction and get the property to sell.  This is much harder if the resident is the owner/connected.

You could ask you BTL provider but I'd be surprised if they agree.

Of course there is virtually no way they will find out if you do.

Thankyou for your reply
Are  post btl mirtgage completions monitored by lenders for proof of rental?
And
As long as mortgage repayments are paid on time
are lenders satisfied?
what if there is non tenancy periods
what action can i expect

theangrylandlord

Lenders do not monitor the rental income.  They only want to see the mortgage payments coming in.  In 20+ years I have only had one company wanting to see proof of insurance - even that stopped after a few years.

If there is a non-Tenancy (?) you mean vacant property right? The lenders don't care so long as mortgage payments are made.

What action can you expect? none probably.

my BLT mortgage is from a UK based Islamic bank
the actual offer states only that "if the property is rented"
they require a copy of the rent contract
there is actually no mention in the offer
of any owner occupancy
in any form or shape
i read an article here on the forum
from the Telegraph
that got me really worried
that owners could not reside even one night
in their BTL s
many thanks for your reply

I really don't think anyone will find out if you stay there for a brief visit. It may be breaching the terms, but it must happen all the time.If it really makes you anxious, book into a hotel.
