Hi,
I need to find out if my prospective tenants have kept their current property in good order and have paid the rent regularly. Can anyone suggest a decent free form that can be edited?

I can find loads of forms for tenancy agreements/credit checks and so on but haven't found what I'm after so far.

I just write a letter to their previous landlords.  I don't use a form.

Yeah, I could do that but I want to make it look a bit more official and make sure that the points I want answered are included.

Get Word out (or even a free piece of software) and create your own. You can misrepresent it / yourself all you want, then... make it look, like, totally official... or something... maybe insert the Queen's coat of arms at the top as clip-art... "Landlord to the Queen since 2019"? Pretty official, that Royal Warrant. Will make you look good. The normal criteria for qualification are pretty strict... but does it matter?

Using a form you find on the Internet won't help you, it ain't gonna cover all the points you want answered... the only way is DIY. You need custom! First things first, what colour scheme?
