Hi

I've been letting my property to my tenant for coming up to six months and I'm currently drawing up the renewal for another six months, however, my tenant has informed me that his friend would like to go on the tenancy agreement and I was looking for advice on how best to do this, i.e. do I need to draw up a HMO agreement or can I add his friend to the AST that I currently have in place and reissue it for signing which the addition of the friend as a tenant?

Thanks in advance for your assistance and guidance on this!

How many people would that make altogether? If only two no need for an HMO.
HMO is for more than two people.
if only two, you can just add the other person's name to the new TA.

Thanks Whattosay for your reply! It is just two people. Can you offer any advice on what to include in the tenancy agreement with regards to each tenant being responsible for the full monthly rent amount?

Many thanks

Mortimer

At the start of the agreement: The obligations and liabilities of the Parties under this Agreement are joint and several.

In the definitions section: The "Tenant" includes any persons deriving title under the Tenancy.

In the part of the agreement about rent:  Any person other than the Tenant who pays all or part of the Rent to the Landlord shall be deemed to have paid this as agent for and on behalf of the Tenant which the Landlord shall be entitled to assume without enquiry.
