Do I still need agent when tenancy expires ??

Hey

I'm a landlord and have used a letting agent for the past 3 years on a full management agreement.
My AST is due to finish and I would love to keep my tenants at my address and lose the Lettings agents.
I have been told that I cannot do this and the letting agents will continue to charge me until my tenants move out.
Is there any way around this as I no longer what to use them as they are bloody useless !!!
I cannot find anything written on my AST that explains this ...

Who told you this?  If it was the agent I wouldn't believe a word they say.  Do you have a signed Agency Agreement, if so what does that say?  I do and mine says I have to give him 2 months notice to break the agreement - fortunately I have never signed it, in fact I only saw it for the first time about a month ago because the local council wanted a copy as part of the selective licensing documents...so I don't think it's binding.  Guess a property solicitor would be able to put your mind at rest.  :)
