Statutory Periodic Tenancy v Contractual Periodic Tenancy

Hi All,

I am a Landlord and have a very bad relationship with an appalling firm of Letting Agents.  I have instructed them that a fixed term tenancy, which expires in March, will run on as a Statutory Periodic Tenancy, as I know that the tenants will be leaving during this year .....at which point I shall drop the Agents.  The Agents have just told me that  they  can confirm that the tenancy has been renewed 'on a periodic tenancy for a further three years to ensure that this continues'.  I am a little concerned about the introduction of 'three years' as this limitation is not in my understanding of 'Statutory periodic'.  Anyone know if I am about to be stitched up again by them?

This is total nonsense,a contradiction in terms.Make sure the tenants know that they are not bound by this,any more than you are.Don't blame you for dropping them as agents.

Renewing a SPT would prove an interesting challenge for anyone. I would be unequivocal in my dealings with the Agent.
