Tennant informs myself that washing machine has broken down
I let the house unfurnished however I had a fitted kitchen installed before letting to tennant
And kitchen white goods are on the inventory
My landlord insurance with Axa will not cover white goods so no joy there
Question is am I responsible to repair or replace washing machine or any other kitchen appliances such as fridge freezer cooker etc
I have a good tennant  but just need to know my / her legal obligations
Lastly the washing machine is out of manufacturers warranty

You supplied it, you maintain it. It's only right and fair.

Check your building insurance policy. Fitted kitchens count as part of the building, so you might be covered under that. Maybe.
