Hi all,

Just wanted to share some info I have recently found out regarding Energy Performance Certificates (EPC), that I thought was quite useful.

As you know in order to rent (or sell) a property in England one has to hold an EPC and a copy of this needs to be provided to the tenants (or buyers).

I recently came across a useful government online register which actually holds copies of the EPC per property, for public viewing. As long as the property owner hasn't opted out of the register and the EPC is still in date, then you can search by address and/or reference number to locate an electronic copy of the certificate.

After enquiring with the department, I further found out that if you need copies of the EPC, as long as the certificate has not expired, you can use the details shown online for your property. So this means you can print off and/or send a link to tenants etc. showing the EPC info.

Also in the case that a Estate/Letting Agent (if used) asks for this info for:
- a copy for their paperwork (and you have lost or need extra copies)
- or you're not sure whether an EPC assessment has taken place at the property / if it's expired

you can look it up online, and you won't get stung by their fees (if you already have a valid EPC)!

It's also a useful tool too see the EPC of similar properties in the same street or neighborhood, to see potentially the energy usage of the property before you intend on purchasing a property. Or if you're thinking of ways to improve the energy efficiency of your property.

To be clear... what is online is the Certificate.

Anything you were given on paper is just a copy.

Our EPC Assessor (and maybe most of them do this now) just sent us a link to the EPC for our property when he completed his work.
