I want to give notice and the contract says I must give tenants 'two clear calender months'.  if i give them notice on march 2nd, does that mean they vacate on May2nd, or does the 'clear calender months' phrase mean the whole of April and May, with them vacating at end of May?

Thanks for any help :)

It's usually based on per calender month, so 2nd of May will be there last day.

Just count the number of months from the date of start. If it says two months then count 2 months.

I've been caught out on this one. If the contract says 2 months notice then thats 2 months from the date of your  notice. If its 2 clear calender months notice then thats different-If the lease started say on the 25 of the month then notice period starts from the 25 jan.- and runs to 25 march. Breach this and you could have trouble getting them out and will have to issue 2 more months notice.
