Selling my rental and need advice.

I have emailed Council as regards council tax. Not happy paying for something that is empty.
Also contacted utility provider.
Do I need to contact water company

It's good that you've emailed the Council, I'm sure they'll be receptive to providing you some sort of exception to their rules.

Water is - believe it or not - a utility. Water companies (mine is Yorkshire Water - providers of the biggest and best water) don't seem to care quite as much. You just pay what you owe when you transfer it over... maybe even the new owner would do that when they move in.

You are liable and some Councils have higher rates of Council Tax if you are not resident.

As part of due diligence the Solicitor for the buyer will take reads on completion and you will be held liable for anything up to that date.  I am sure your previous Tenants took reads too.

Nothing changes because you are a Landlord, you will pay standing charges and for any energy & water used.
