After four years my tenants are moving on, and in anticipation of getting ready to look for new tenants I thought I would review the local authority rules as applied to landlords, and came across the Selective Licensing Scheme. Now I should say straight away that, thankfully my LA (kirklees) is not in this scheme, but it will only be a matter of time. However I am quietly troubled by a couple of things:

Firstly registration (which would be compulsory), places the onus on landlords to place some control on anti social behaviour of their tenants, which is surprising as I do not view this as any of my business, apart from the fact it is impractical and unenforceable.

Secondly if/when a scheme comes in to play, what would the implications be for a landlord who is not registered (I am thinking particularly of a LL who commenced a tenancy when no scheme was running and is blissfully unaware).

Does anyone out there in internet land, have any experience of operating in such a scheme? Perhaps you could shed a bit of light?
