Hi...please can some one help.
My tenant has left due to a breakdown of his relationship. His partner is still living in property with nephews (bizarre)...he did not have permission for them to move in and they are not party to the contract. He has asked them to leave but they wont and he has stopped paying me rent claiming he is trying to rent nearer his kids (divorced) and cant afford to pay. He refuses to evict them. Besides issuing a section 8 with multiple reasons what else can i do? He is 2 months  into a 6 months fixed term. Her nephews are both over 18 and she is claiming she is looking for shelter as she does not work and is on benes. Thanks

The tenancy continues, with the tenant owing rent until it ends (something you may need to explain to the tenant). You obviously won't agree to a surrender until the property is empty.
If you evict the tenant through the courts, the bailiffs will remove any occupants.

If the tenancy has a fixed term, when it ends, the tenancy will end and you can remove the occupants as trespassers (not squatters).
You can take action to collect the rent owed through the courts as well as try and evict the tenant.
