Hello

We issued our tenant with a section 21 notice on 1st March 2024. On the section 21 it says "You are required to leave the below address after: 30 April 2024.".

The tenant has given this to the council, however the council are saying to us that the section 21 is invalid because it doesn't give two months notice. I explained to them that it says after 30 April 2024, which is two months. So now they've said that we have to reissue the section 21 because apparently it's off by 1 day.

Please can anyone confirm is the council are in the wrong/right here?

Regards

@cooldude123 You are going to have to serve notice again.

"...after: 30 April 2024" does not mean "...from 1st May" as you assumed.

See here for the reason that the 'after' wording is used: https://www.landlordforumproject.co.uk/landlord-advice-help/section-21-getting-the-dates-right/
