Hi Folks

Does anyone operate an Air BNB?

If so, is the work involved and experience gained more valuable than letting it to tenants on a (say) 12 month shorthold tenancy?

I have no experience myself, but I have a couple of friends who do both. There is obviously more money to be made from Airbnb,  but a lot more cleaning. I have heard of cases where neighbours have complained of noisy groups, and some where the occupants have refused to move out. My friends are both very pleased with their arrangements. It helps that this is an area popular with tourists and a few miles from a couple of Universities.

I have experience in managing several Airbnbs. If the property is in the right location (not necessarily tourist), and marketed correctly, then there are quite a few benefits doing it this way opposed to renting out the property to a long term tenant.

Airbnb / short term rentals is high risk, high reward in my opinion. I've managed properties for landlords on Airbnb who were netting 50% more than they would to a long term tenant, operating at a high occupancy level and with quite a low turnaround.

Where is your property located? How many bedrooms is it?
