Hello...our tenant has stopped paying his rent claiming he is out of work with no real indication when he will start paying. All he keeps saying is he's very sorry. We're not convinced he truly is out of work as my Husband got him the chance of a weeks work with a view to this becoming permenant and he didn't bother to take him up on the offer.  We recently did an inspection on the flat and it is filthy, carpets will need replacing, decorating throughout and he has a cat which goes against the no pets terms of his contact. All of the certificates are in place, how to rent, DPS, EPC etc so we're confident we can issue a section 21 and or a section 8 but will we also need to go to Court to finally remove him or can we remove him after the 6 months without the need of going to court. Thank you.

You must give the appropriate notice, then go to court to get an order for possession and then have it executed either by a county court bailiff or a High Court enforcement officer to legally evict your tenant.
