RRB and students giving notice

Hi all
Just thinking how this will work , students normally sign 12 month contracts up until July each year .
When the RRB comes in it'll be a periodic tenancy, I understand they will be able to give 2 months notice , for example give notice in April and leave in June after their exams leaving landlords with no rent for 1 or 2 months ?

As it stands, yes. But it's obviously more than that.

When one student gives notice in the second week, the tenancy finishes for everyone two months later. No several month's rent in advance. So landlords and students need a complete rethink.

I have an apartment I let each year to - seemingly well-off - Chinese students. For year upon year they have paid rent for the year in advance. I have been happy, they have seemed happy (they only need to ask their parents once). It is obviously impossible to check them out in any meaningful way. Moving from a situation where all parties were content to one that requires a complete re-think seems like bad legislation.

Hopefully the cladding issue will be remediated in 2026 and then I can look to disposing of it... Leasehold nightmare and all that. I would like to focus on single family longer-term lets that are closer to home.

I can see a potential market for an bank supported escrow product for (overseas) students, who want to pay rent in advance which is then released monthly over a normal term month by month.
