Can you share your own experience using Rent Guarantee / Protection and from which provider please ?

I have not bothered with that for many years.  You never know if you are insured until you try to claim.  The best insurance you can get is by being very careful about who you hand those keys to. For me that means no one on benefits,  anyone needing a guarantor or having CCJ' s outstanding. Even if they cleared the debt, they would not be my first choice. Be careful if there is a lot of complicated story/Jackanory. You can still get caught, but that' s life. 

All of those points mentioned have been ticket already with regard to choosing the tenants . However I m looking to get extra layer of protection as those policies include legal cost cover as well as rent protection .

Yes, you would not know in real if any of those policies are useful until you make a claim, hence I m looking for some feedback from you guys .
