Release from a LA Contract

Hello,

Wondering if anyone can kindly help, I have rented out my property for two years unmanaged through a LA and have paid the appropriate fees.  The tenants would like to stay on and change one of the people on the agreement, we both agreed we would do this privately, I trust them and offered to drop the rent.  However (very naively) I thought once the contract ended with the LA that would be the end of it and of course it isn't and the fee for renewal is astronomical and the poor new tenant they want £450 plus from them just for her putting her name onto the contract which is mind boggling.   In light of this their check out is still booked in for a months time and we haven't agreed if they will stay on or not, (3 of them currently, one is moving out and two want to stay on bringing in a new friend). If the tenants move out on the day of check out and but then move back in the following day or even the same day and if the LA find out about it am I still liable to the contract still even though the check out has been completed? or am I putting myself and my tenants into a difficult situation. Thank you

Agent works for you. 
Tenant does not have to 'renew' a tenancy for £450. 
Tenancies do not end, they go from fixed to SPT. 
You can insist that the tenancy moves to SPT and no charges to the tenant are necessary. 
The agent (tail) is wagging you (dog).

The parties to the tenancy are changing so it can't just become periodic. £450 is a ludicrous amount to charge a tenant but if the OP does an agreement themselves then I don't see why the agent should charge the tenant anything? What the agent charges the landlord will be governed by the agreement signed when instructions were taken. Unfortunately I don't have a huge amount of sympathy with anybody who freely signs up to something then disputes the price a few years later The time for negotiation is at the start of the relationship so the agent knows how much they are likely to earn out of the property and can make a commercial decision on whether to accept instructions.
