Hi, first thank you for help in the past. I have just got rid of my agent & am about to take on my first tenant on my own. Another landlord I know does the usual credit checks (she says) & asks for a reference from new tenants employer & previous landlord, often she does this with just a phone call. what I want to know is, if I do this should I do it in writing or email rather than phone & is this something usually done or is it going against the tenants data protection. Keep up the good work.

RLA (and others) will do the full credit check and referencing and provide you with a report with recommendations for around £30 which you'd get the prospective tenant to pay.  No cost or hassle to you and a report for you to check.

Charge them £40 for doing it and if a prospective tenant refuses you've managed to weed out  a potentially bad tenant from the off and you can move on quickly.
