Tennt wanting to leave afer 3 days

Hi need advice, a tenant has decided to move out after 3 days of starting  12 months shorthold agreement, he told me he would leave on the 15th May ( one month after moving in), the Agent has changed me £1018 fee and now the tenant wants his deposit back, which is help by agent, I've only seen £186 for £1200 month rent, what advice can you give for me regarding this unfortunate  situation?

Have you informed the Tenant (or has the Agent done so on your behalf) that they signed a fixed term contract and they are liable for the rent until you can find a suitable replacement (which you must try to do, to mitigate your losses) plus any re-marketing fees?

Why does the Tenant want to leave after just 3 days? Is there a claim that the property was not as advertised for some reason?

I presume you mean held?  It shouldn't be, it should be in a scheme.  The T won't be able to get it back without your say so.

T has signed a contract.  Can't just quit it, there has to be negotiation.

What does your agent advise?

I want allot of things in life, unfortunately life isn't fair.

As far as I see you should insist the Agent manages this, and ensures you are not out of pocket.

I cant see them doing this mind.
