How many bedrooms to advertise property as having?

Simple question, but would love to hear what other people think...!

I will soon be letting a two/three bedroom apartment.  The current setup is a separate lounge (16' x 12') and dining room (13' x 13'), with two bedrooms.  I have seen other apartments in the conversion sold (not 'let') as three bedroom apartments. Since either of the living rooms could be used as a lounge/diner (bit tight, but seen smaller), and it seems quite rare for apartments to have a separate lounge and dining room, would you advertise the property as being two or three bedroom? I guess it's equally rare for an apartment to have three bedrooms.

I was going to advertise the property as providing 'flexible accommodation...', but don't know whether to class it as being two or three bedroom.  Obviously three bedroom is more, but I don't want to miss out on the people who only do searches for two bedroomed properties.  All thoughts welcome : )

More people search for 3 beds than 2 ...  Try advertising it initially as a 3 ..then change to 2 if you get limited response

You have to advertise at 3, as you will get more money for it, and in my experience, you search for min 2, or 3, so yours would come up either way.

I have a similar flat, with a lounge / Diner walk through.

As has already been said, I feel people search rightmove on price and a minimum amount of bedrooms, if yours was slightly higher price than a 2 but lower than 3's then that's a bonus for you.  People that NEED 3 bedrooms will look at it and decide if one reception room is enough (wouldn't be for me) and people that only need 2 bedrooms could use the space another way.
