Hi Folks
I have a property managed by an agent.
The agent found the tenants and signed a contract with them. The tenants pay the monthly rent to the agent, who then deducts his fees, and sends the remainder to me.
I now want to deal with the tenants directly without the agent in the middle.
Is that possible?
Would I need to make a (say) short term contract directly with the tenant?

Yes, it's possible.

But have you read and understood the Management Agreement (i.e. the Contract) that you signed with the agent?  What exactly does it say regarding ongoing fees if you dispense with their services while the tenant they found is still in the property?

Sorry to be blunt but the fact that you are asking this question shows that you are not currently equipped to be a landlord managing a tenant directly.

There is so much else you need to know and do to make the transfer and to manage the tenancy thereafter.

You need to educate yourself in all aspects of a landlord's legal responsibilities, otherwise it is highly likely that will turn out to be a very expensive mistake for you.

I would happily do so, but I don't know how to set about doing it. God, nine years?  I picture him in a basement bedroom, sharing the house with his doting Mum, maybe an inflatable pal for company?
