Potential tenant-asking for 3 people occupancy instead of 2

Hello,

Just wanted to get other landlord's advice on one tenant inquiry. I am renting out a small 35 sq. meter flat for max of 2 people. One lady emailed me asking if I would be ok if her 13yr old daughter would visit on weekends and holidays (away from boarding school). Doesn't sound like a problem for me, but should this mean the rent should be increased considering a third person ? if you think it should be, by what %?

well this is rather silly. whoever thinks they should judge others by how they would like to be treated never see the full picture. I would personally have thought its fair, as this is not a daughter visitin, but living, there is extra wear+tear, i would have thought a 15% increase is ok. especially if someone says max 2 people and i want 3 people occupancy. but this is not about what I THINK OR WANT, but whats customary rather. so I am not asking for opinions here but if anyone had similar case

I've had experience of visitors visiting. The Tenant has given you opportunity to attempt a smash-and-grab rent increase on dubious grounds. Weekends and holidays does not equate for me as an extra Tenant, albeit a 13 year old one! Your opportunistic thought process is distasteful for me. I don't think your Tenant even needed to advise you of this... unless, and this isn't clear to me, but 35 square metres seems small... it's a one bedroom property, then there could be a case for overcrowding - and rejecting it - but that's not even your concern. So even then it's not a free-for-all for rent increases... 15% made me spill my drink. Back in your box bad, bad Landlord! Merry Christmas everybody!

Ha! this place is full of judgemental and bored people looks like :D i was hoping to get professional experiences and not some judgemental opinions full of anger and hate. lol! firstly, i have asked "no children" and professionals only, + prefer single occupancy. secondly, my rental price is below the market rate. but none of this is your business anyway.  looks like this forum is full of angry, judgemental people who cant share their professional experiences.

My studios are only slightly smaller than this,and I would need some persuading,after past experience,to allow a couple to rent.All my properties have at one time or another had joint-custody kids,overseas residing loved-ones etc.stay.They don't always ask,but I would not refuse anyway.I have never expected an extra penny in rent,the idea strikes me as rather "off". Why ask for an  opinion,then get rude when you don't agree?

well, thanks for the first non-judging comment. I have some bills included, so will have to pay more bills probably. then having children in the flat could be a problem due to poor soundproofing, so i'd have to put some rugs so neighbours dont complain. Will have to replace a sofa for sofa bed for the 3rd person. I just really liked this couple, they said in the beginning the daughter would visit, but later she is going to move in with them completely. so it will be 3 people renting out a really small 1 bed flat... will definitely be overcrowded. even for 2 people that flat is overcrowded...so thats why i am hesitant. but i really liked the couple! so i might agree and just tell them that all bills will be excluded and maybe they pay for the sofa bed.

This forum has a variety of people on it... it just turns-out that 100% of the replies have disagreed with your opportunistic money-grab idea. It is a good job you came here, though, otherwise you might have thought the light bulb that went on in your head was 100 watts... when, really, it was not even 40 watts.

At the beginning they said she would visit. Now they have said she will visit (at weekends and for holidays)... in what world is that permanent? The 'home' of the kid is the boarding school, isn't it? Your notion of increasing the rent to offset extra wear-and-tear is kinda predatory (were you tenting your fingers when you thought of this?). But, hey, if everyone knows the lay of the land and agrees then there's really nothing wrong with it. I mean, exploitation is the name of the game, right?

Please don't ask for opinions then five hours later cite the immortal words - "please keep your opinions to yourselves" - it makes you come across as retarded. Farewell? You'll be missed if you go... the value you added.
