Periodic Tenancy and Landlord Insurance

Hello.   I am due to renew my landlord insurance and have noticed that my current provider includes a clause in the Statement of Fact that I  'do not have agreed tenancy periods of less than 6 months'

Up until the most recent tenancy renewal in July 2023 I had always issued a new 6 month tenancy to my tenants. The current tenant has lived in the property for around 16 months.   For a number of reasons, it was better for me to allow the last 6 month AST to run on and become a periodic tenancy. I agreed this with my tenant too.    Has anyone experience with their insurers insisting (unless I'm interpreting the Statement of Fact incorrectly)  that tenancy periods must be at least 6 months?  Perhaps more poignantly, can anyone recommend or advise on insurers who do not have this policy  (the 3 or 4 I've looked at so far all do have the same statement).  Many thanks.

Try a decent insurance broker rather than looking online?
I've used Ashburnham Insurance for odder requests, but they may not suit you and there are lots of other brokers available.

Raise the query with them, a periodic tenancy is not less than six months, it is created by law.

If you are concerned use a Contractual Periodic Tenancy Agreement with an initial term of six months that then becomes periodic by virtue of the terms. Such terms would not have an end day or fixed term, just an initial Term and the means to end the Tenancy by giving the appropriate notice after the initial term or after 4 months, by either party giving the appropriate notice.

If you look online you are going to be the victim of fake scarcity, so they will increase the amount if you come back later and even increase it again.  Always use a private window, or a different browser to make your initial research and a different email address, then use your usual browser and email when you are ready to but, note that quotes are cheaper if there is plenty of time to renew.
