Hi, just wondering if anyone can give me some advice please. 

I have a tenant on benefits and she was always late paying so finally she went to  the Local Authority and they started paying me direct.  However, payment was stopped and tenant moved over to Universal Credits so now I have arrears of £1,000, some my tenant and the rest the Local Authority.  I have sent her letters and reminders, the last letter was on Monday and giving her 7 days to pay or sort with the Local Authority.  However, she has not gone to the Local Authority with these letters so what should be my next move.  Since she has moved to Universal Credits the rent has normally been on time.

What should be your next move? Well, I'd evict and get a Tenant not in receipt of UC. But that's just me...

Seek possesion of your property (evict tenant) as soon as possible...situation will only deteriorate from this point onwards with losses accumulating faster than George Osborne can think of new ways to screw private landlords...(pretty darn fast)..

Be prepared for council to help tenant defend their position to stay in the property  >:(

Get in contact with your Local Authority and advise them of the situation.  Tell them that she is now more than two months in arrears and see what help they offer you.
Yes, get the S21 done anyway, which is what I always advise landlords in this situation.  You might want to consider a S8 while you're about it. That might help with the focusing of minds.
