POLICE !Tenant reported me for harassment

Oh dear please can I get some decent advice no solicitor appiontment until next Friday.

The story we own a house that we need to sell we have a tenant who's not happy that we NEED to sell up she's been there 9 months ideal tenant never late with the rent always a week early keeps the place fantastic but we have got to sell. She had been in the house 5 months when I decided to tell her that it was going up for sale £50k less than it's worth she was upset crying etc... We had alot of viewings alot of interest which tenant always let the perspective buyers in.

However this all changed a few weeks ago she did tell me that she was going in for an operation and wanted no viewings for 2 weeks I said fine I understand, I completely forgot and sent messages requesting viewings while she was in hospital I ended up doing a viewing with agent and she was upstairs in bed not realising I was doing a viewing ( I had no response from my texts) she went loopy at me and said that I had not given correct notice and everything now has to be in writing then she sent me a letter stating that unless I give her a 30% discount in rent while she was there she would not allow any more viewings under the office of fair trading doc section 356 3.32 which I found out she was right.

So I issued a section 21 through her door giving two months notice and requested that she signs to acknowledge but she's not returned it now the rent was due 28/2 I emailed 29/2 and 2/3 to see why it was late no response I then phone she put the phone down saying put anything you have to say in writing ! So my hubby and I decided to pay her a visit today and asked her why the rent was late her response (change in circumstances) but would not tell me. She said if we did not leave she would have us for harassment 4 hours later two officers at my door and I've been cautioned for harassment!!!!! I can't believe her my question is has this happened to anyone else ? Can I issue a section 8 for non payment of rent (it's 4 days late and we don't no when we will receive it) as I've already issued a section 21???

1 MAKE SURE THE SEC 21 DATES ARE ALL CORRECT. MUST BE SREVED AT LEAST ONE DAY BEFORE HER NEXT PERIODIC TENANCY DATE.

DID YOU SIGN A NEW TENANCY AFTER THE 6 MONTHS OR IS IT ROLLING CONTRACT NOW.

IF ROLLING THEN,AGAIN MAKE SURE ITS THE CORRECT NOTICE.

YOU HAVE TO GIVE NO REASON AT ALL FOR NOTICE.

THEN IF SHE DOESNT LEAVE GET COURT ORDER 14 DAYS. USING A SOLICITOR IS VERY EXPENSIVE SO DO IT YOURSELF.
IS DEPOSIT PROTECTED? SORRY FOR CAPITALS JUST REALISED AND NOT RETYPING ALL THIS AGAIN LOL ::)

Many thanks for your reply yes it s all been served by our solicitor but I can't get an appiontment until next week so section 21 all done correctly but now she's not paying rent thought we could have her on section 8 to but does the rent have to be 8weeks behind before it goes to county court?

I'm just fuming she's sent the police around!!!!, argh  >:(
