Landlord requirements?

Dear All,

Would you kindly confirm that these are the current requirements for landlords to follow.

EPC --- Every 5 years or before any new tenancy

Gas safety certificate – Every 12 Months

EICR-PAT Certificate--- Every 5 years

Legionella assessment----- New tenancy or if the house is vacant

Smoke alarms—Should be tested at the start of each tenancy and it should be stressed upon tenants to test the smoke alarms weekly or monthly

Provide a how-to-rent leaflet.

Loads more and the ones you've suggested are wrong apart from Gas Safety Certificate.

EPC --- Before any brand new tenancy.

Gas safety certificate – Every 12 Months, must have been done prior to any new tenancy.

EICR-PAT Certificate--- EICR has to be current (they have different expiry dates, the maximum is 5 years). PAT is not required for most residential lets.

Legionella assessment----- Is not needed in most cases.

Smoke alarms— Must be adequate and tested at the start of each brand new tenancy and a testing regime agreed with the tenant (who won't do this). Carbon Monoxide alarms are mandatory where fuel is burned.

Provide the correct how-to-rent leaflet.

Plus the requirements for any tenancy deposit.

Your answer could be misread as meaning that a new EPC assessment has to be done before any brand new tenancy.

Whereas my understanding is that the requirement is to supply the tenant at the start of any brand new tenancy an EPC that has not expired, i.e is still within its 10 year validity period.

I didn't intend for my post to be read in that way, but it's always better to be as clear as possible.
