New landlord advice

I am a Romanian businessman who wishes to be full compliance as a landlord housing Romanian immigrants in England.

I found this site, can you help me check a few things please?

I believe I'll need to complete and sign several forms and agreements for my property rental business in England and as I have recently purchased a very large stock of housing I wanted to get some advice from you all.

I am told I must get Tenancy Agreements to outline the terms and conditions of the tenancy with:
Names and addresses of the landlord and tenants
Rent amount and payment terms
Deposit amount and return conditions
Inventory of the property
Obligations of both landlord and tenant
Dispute resolution procedures

I must also conduct checks to verify the immigration status of tenants inspecting documents such as passports and visas to establish their legal right to rent my properties.

Then get Energy Performance Certificates to assess the energy efficiency of the property and provide this to my tenants.

I must also ensure that gas appliances and installations are safe and this Gas Safety Certificate must be obtained annually.

This with electrical installations also to make safe and obtain an Electrical Safety Certificate every five years after I start my business here.

I am told I must have a House of Multiple Occupancy licence, as many of my houses have more than three unrelated people in a single property.

I do not need insurance as I have been fortunate and have much wealth so I can protect myself against property damage and legal issues. My staff are very good at resolving those types of problems for me. Is it possible to do this in England?

I believe I must protect tenants deposits in a government approved scheme that England government list online. Very clever and good to have that.

I am aware of the rights of England tenants, including the right to live in a safe and habitable property so I have refurbished the several hundred properties I have to a high standard compared to their accomodation in Romania.

Is this all I need to do here in England, as it seems very easy?

You are correct it is easy if simply worked-through from the beginning to the end. Plenty of Landlords make 'mistakes' because they are inept, lazy or borderline criminal. If you have a staff, why are you concerned about this? Can't you hand the 'problem' over to them and sit back? Surely your staff are not inept, lazy or borderline criminal? Management-101 I'd think.

One thing you didn't mention is Inventories... but if you are considering running without Insurance(?) then why would you be bothered about Inventories, and the taking / protecting Deposits? These considerations are for wary, poor people, like me.

Don't underestimate the licence for a House in Multiple Occupancy. It will require you to have insurance (for example) and will probably mean that you need planning permission to convert the use of the property. Many areas do not allow HMOs at all.

erm perhaps think of what you wish to do and how to do it BEFORE buying "a very large stock of housing"  ;D  ;D  ;D

and I dread to think of the Council Tax on your "several hundreds properties" while they ALL (;D) stay empty following their refurbishment.
