Long term leak, what can I claim for

Hello and thanks for allowing me to join this forum. Firstly, apologies for the long post.... I've had a problem in a property with a leaking bath. It's a bath with shower over it, tenant is a large guy and reported some staining on the ceiling downstairs under the bathroom. On inspection the silicone around the bath appeared to have split, this was resealed but staining continued. After the tradesman we were using tried several times to support the bath in a better way we took the decision to remove the bath, replace the damaged floor under the bath and install a stone shower tray as it was obviously not going to work keeping the bath there. We were put in touch with a different tradesman as the one we had been using decided to hang his tools up. Upon removing the bath he discovered the floor under the bath was rotten as were some of the joists where they were entered into the wall, he called me in to show me the damage and it was obvious the joists needed replacing along with the floor before any more work could be done. My question is what can I actually claim for as this damage must have happened over a long period of time and has not been noticed until the staining. I am wary of starting a claim and getting things wrong as I know insurance companies do not like paying out. Any advice would be much appreciated. Thankyou and sorry again for the long post.

You start by reading exactly what your insurance policy says about leaks from fixed plumbing and consequential damage.

Does your situation meet the policy terms?
