I have a new lodger who took a room in my home as a single person. However after a week and her boyfiend staying for five night  I told her she was not allowed to have a boyfirnd staying so many evenings and a few night later when I asked her for the contract I had given her she refused to sign it and gave a months notice to 24th Feb. Today 3rd she said she was going to leave on the 5th and she wanted her deposit back. I told her the contract said I was to send it on to her new address and I would take off any rent due to the 24th if I got another lodger in before then. She went bonkers saying she hadnt signed any contract and she wanted all her money back. She has been shouting and being abusive since and going out side my home shouting that I am a thief. What do I do? I am now wanting to charge her to the 24th and not take off any rent I get from a new lodger and also want to charge her double rent for the period she has been here as her boyfiend is always here. What are my rights? Hope you can help people as it is Sunday and I do not know what to do with this abusive person in my home.

PS The problem I have is that the lodger does not want to pay rent to the end of the months notice and does not want to pay for double rather than single person.

As soon as there is a fuss again, ring the police. Its threatening and a breach of the peace. If you do not report it and something worse happens there will be no evidence.

thanks for that. luckily I did report it to the police as I felt quite threatened. Her boyfiend is now here and seems to have quietened her down. I did phone the police earlier as  thought she was a bit bonkers and could do anything.  However I am now here with her and her boyfriend who should not be here at all!

Just went off again and I called the police. They came but didnt do anything! They have now left and I am stuck in my home with an abusive lodger and her boyfriend. What can I do?

Seriously?! just give her the deposit and tell them both to just f**k off! life is too short. Do the f**k off bit after she has taken her stuff out and given you the key though.

I would love to say change the locks when she goes out or bolt the doors.
