LettingAProperty.com Recent Poor Service & Surprise Termination Fee

I have used lettingaproperty.com for a few years now, but I'm sorry to say this year will be my last.

When I first started using them I had a contact called Talia who was amazing and knowledgeable, maybe around two years ago she left and the replacements aren't of the same calibre. They have slowly started loosing their attention to detail and are not picking up mistakes. I wonder whether this is cost saving or just a result of them being too busy?

In terms of examples this tenancy they did not photograph or detail keys on the check in inventory and didn't address this when I brought it up. They let my gas safe certificate expire - despite their website ensuring me I would get an auto reminder when it was due (my lesson learnt regarding this and now I always keep that date in my diary). Finally their website is massively buggy. I found myself emailing and uploading all the required documentation and then calling to check they had received it.

Finally their pièce de résistance a surprise Service Termination Fee (https://help.lettingaproperty.com/knowledge/service-termination-fee) introduced mid contract that I had no idea about and did not agree to? Not sure where they legally stand with this but I do not plan on paying this to leave them.

Has anyone else had similar experiences or any experience with them?

Any thoughts on that termination fee?

The company can't introduce a fee without your agreement. Continuing to use the service cannot be agreement, it requires a positive act.

It even says - "This change will require an amendment to your current contract. Your acceptance of the new terms is required for continuation of services after 1 August 2024." - so you either accepted them, or you didn't. And they will agree with whatever is the fact of the matter. If they have your acceptance on record, they're laughing - if not, they're crying. Your acceptance cannot be implied.

Thanks for the replies. Glad to see we are on the same page. Seems so strange to have a termination fee at the end of a fixed term agreement?

There are even large fees if you roll onto a periodic tenancy and they now say they want two months notice?!

How do they justify ( do they even attempt to? ) charging fees for going onto periodic? No work is involved, it happens automatically. They really are taking the piss.
