LETTING OUT TO TENANTS FIRST TIME

Hi Folks

I have just bought a property and thinking of letting it out to tenants.

The property is in very good condition.

How do I make sure that I get the property back in the same condition at the end of the tenancy period?

Should I take photos of each individual room etc, or can you suggest a better method?

There is no  certain way you can be sure that tenants will take care of the property. Taking photos to accompany the inventory is essential. You do have to allow for normal wear and tear. It is best to let unfurnished, though many landlords, myself included,  do provide white goods.

If damage occurs or cleaning is required you can claim against the deposit, but they can appeal against that.

Being very careful at the stage of choosing the tenant is the best safeguard.

I have just Googled " What personality disorder do trolls have? "

Apparently they have the " triad of evil" - psychopathy, narcissism and sadism. It goes without saying that they are also pitiful creeps.

I wonder if it has distinction between a reactive troll (which I sometimes am) and this - which could be proactive trolling.

There is a world of difference.  I would not call that a personality disorder, just not suffering fools gladly.
