I write today to ask for advice in setting up a letting agency.

I have a plan, and a team, ready to put into action. We have tried to find landlords to join us for several months; however, with small progress. Therefore, with this in mind, I would be grateful to hear any advice on finding landlords to join us, and more important than that, persuading them to join us.

Think you might need to give a bit more information.

Where are you based? Do you have a property management team in place? What is your USP? What is your experience?

This fact alone should be your reality-check and put you off. If you can't get the business when you're brand new and shiny, keen as mustard, probably offering all sorts of introductory deals and sexual favours... then why would you think you'll be successful in a pretty saturated and uncertain market? You should knock this on the head, disband your team, focus on inaction rather than action and earn your bread another way. You've spent months on this..? Surely not. Hasn't the penny dropped? Or - like most Letting Agents - have you really been doing it all a bit half-assed?

Oh, and stop offering the sexual favours... it's not the 80s.
