The eicr check runs out before the notice served ends, will i have to renew it thanks

Yes, you need to renew it. The legal requirement for a valid EICR applies for the entire duration of the tenancy, not just up to when you serve notice. If it lapses while the tenant is still in the property you're technically in breach regardless of whether they're leaving soon.

Worth bearing in mind that if you're serving a Section 21, having an invalid EICR at the point the court processes the possession order could cause problems. Courts have been increasingly strict on landlords having all their paperwork in order when seeking possession. An expired EICR gives the tenant's solicitor easy ammunition to challenge it.

Short answer - renew it. The cost of an EICR is nothing compared to the hassle of a possession claim getting thrown out because your electrical cert wasn't current. Plus the potential fine is up to £30,000 so not worth the gamble.
