Hi All

What is a good company to get Landlords Building & Contents Insurance Cover?

I've used a few over the years. Currently with Just Landlords for buildings and contents across 3 of my places - competitive prices and they understand BTL without asking a million questions about whether you live there.

Others worth getting quotes from:
- CIA Landlords (used them before, decent)
- Alan Boswell
- Letsure
- HomeLet (they do landlord-specific policies)

One tip - always check what the excess is for escape of water claims. That's the one that catches landlords out. Some policies have a separate much higher excess for water damage which you won't notice until you need to claim. Also check whether malicious damage by tenants is included as standard or an add-on - worth paying extra for if it's not.

Make sure you're comparing like for like too. Some of the cheaper quotes strip out things like loss of rent cover or legal expenses which you'll definitely want if things go south.

Whatever you end up going with, make a note of the renewal date somewhere you won't lose it. I use something called Amberline (www.amberline.app) to track all my insurance and cert expiry dates across properties - it sends email reminders before things lapse which saves me having to remember which policy renews when.
