Hello, does anyone know if there is a company or self employed inspector that will do a general landlord inspection of our rental properties? To cover usual wear and tear items like plumbing leaks, paint peeling, mould, needed sealant repairs, etc. We want a report of findings as well as possible remedial actions to take. Southampton area. Thanks in advance.

Some letting agents offer these as extras. They will probably try to get you to sign up for full management though.I think I would be making enquiries into an independent inventory clerk,by Googling for your area. Another option might be a local general handyman who would go round on your behalf. This might give you a better idea about work needed, and he could quote for it at the same time. You can't beat personal recommendation, ask around.

I am an independent clerk who carries out mid-term inspections.  I am not in your area but I would recommend you search for clerks in your area.  Look for AIIC members, check reviews and ask to see sample reports.

Be very clear what you are expecting from the visit as different clients have different expectations,

Thanks for the responses and suggestions. We want to avoid estate agents as we have experienced and have witnessed the utter incompetence of them. I would do myself as that is my job as a carpenter, multi-skilled tradesman, but we want an unconnected, unbiased inspection and report so tenants will not think we are picking on them. I will search for Independent clerks in area. Failing that I will find a multiskilled tradesman to do an inspection. Cheers
