How to pursue a Guarantor

Dear Sir

I have a tenant who has fallen 11 days into rent arrears, and who has a Tenant Guarantor.  Aside from the sending rent reminders to the tenant, (and if necessary serving a Section 8 notice on them), can you please suggest when and how I can/should pursue the GUARANTOR for the rent?   At present, my intended plan of action is:

Day 14 of arrears - send a second reminder letter to the tenant.  Write to the Guarantor notifying them of the situation
Day 21 of arrears - send a third (and final) reminder letter to the tenant.  Send a copy of that letter to the Guarantor
Month 1 + 1 day (i.e. when the 2nd month of rent is due) - serve a Section 8 notice on the Tenant and send a copy of the Section 8 notice to the Guarantor.

But if the Tenant still doesn't pay/hasn't paid, what process would you recommend I follow to get the Guarantor to pay instead please?  And WHEN should I ask them to pay on behalf of the tenant?  Now?

Well... let's work your plan through first. Because your question might not need to be answered. I think your plan is a good one... although I would probably have written to the Tenant, copying Guarantor, after 7 days... not 14. It's important the Guarantor knows exactly what is going on because they may step-in to assist or exert pressure on the Tenant to pay what they owe. Right now you are 11 days without rent but the Guarantor knows nothing (I assume). Please come back and ask how you get the Guarantor to pay when that problem has become a reality.
