Not renewing tenancy agreement

My tenancy agreement with my tenant ends at the end of May and I have asked my agent to serve notice to the tenant today that means giving them 2 months written notice.    My agent want me to pay him 120stg pounds + VAT to serve a Section 21 notice.  Is this necessary?  Has the tenant any rights to demand an extension to a couple of months?

I don't know what kind of agreement you have with your agent.If it is just to find tenant, probably you would be expected to pay for any extras,but if you have full management from them you would  not usually be charged for  issuing notice to quit.I would issue a Section 21 myself rather than pay out a big fee for one letter.
In all normal circumstances Section 21 does not give the tenant any leeeway to stay put.

If you're asking the Agent to do something on your behalf then they're within their rights to ask you for payment.

The Tenant has no rights to demand an extension, but if they remain in the property beyond the initial fixed term then a SPT will automatically arise. While you need to serve notice on them, via the Section 21, that you are bringing the tenancy to an end, they do not need to service notice on you if they plan to leave at the end of the fixed term. They would if they were on a SPT.
