Tenant eviction

Hi all, my tenant is 2 months behind and rent and has constantly been behind or late with payments since the second month in the property, been in the property around 8 months now, she's on a 12 month tenancy.
How would I go about evicting her ? Is it a letter first before a section 21 ?
How much notice do I need to give as my local council say 28 days and a charity say 2 months !
Do I have to give reasons ?

You need to read what a section 21 is. 
You need to read up on what type of contract you've given to this tenant.

I could answer the questions, but not being awkward, your knowledge appears to be pretty much zero and the questions you are asking are not pertenant ones.

Did you take a deposit?
Did you protect it within 28 days?
Did you issue PI?

From your other thread you said you rented out a house 4 years ago, you've had 4 years to work out what legislation applies to you as a landlord and how the contracts that are involved in day to day landlording work but appear not to have even done 1 hours self education.

Never - ever - listen to a Council in matters of Landlord / Tenant troubles. This kind of question is easily researchable.

Never - ever - listen to a housing charity as they will be on the side of the Tenant... there are no Landlord charities I'm aware of.
