Does anyone know what happens when an AST contract comes to an end but the tenant wants to remain on a month by month basis. Do we need to create a new contract or leave the old one to roll over

Do nothing.  It turns into a SPT (statutory periodic tenancy)

No problem.  On SPT tenant gives 1 month notice LL has to give 2.
