Tenant moved in today, signed 12 months agreement, hour later says not for them!

 :( a couple have just moved into a property we own today.  I have held the property for them for almost a month as they were overseas and returning to UK.  I showed them round the property today, they then signed the 12 month agreement ( no break clause) and I let them have the keys.  They have had the agreement for two weeks to digest.  An hour later they are ringing me saying its not for them and don't like it!!!  They have paid a deposit (one months rent) and a months rent in advance.  I haven't even got round to lodging their deposit with the DPS.  I have turned away other tenants whilst holding house for them and its been empty for a month whilst I awaited their arrival.  They signed after inspection of house.  Where do I stand???

Let them go ASAP before they realise they can live rent free until you evict them.
Do it now and do it quickly.
Next tenant obtain RGI on them.
Remember all an AST does is stop a LL removing a tenant before a specified time if they comply with the AST.
An AST cannot enforce any tenant to stay and you will NOT stand a chance in getting them to pay for the AST in the County Courts.
