How would you deal with this -  Bad enough if a tenant moves into your property and then doesn't pay his rent  but what do you do if the tenant is in the property business, advertises that he has  been a property consultant for a company on the south coast for 5 years and has many satisfied investors and has his own investment property, which I assume is not the case.

Not  one of my tenants fortunately but the tenant of a very good friend of mine who needs the rent to pay his mortgage - If my friend's agent had done any references that may have headed the problem off, but the agent didn't, I assume he was taken in by the tenants "speal"

I guess this is a lesson to us all, especially my friend and getting this guy out is more difficult because he knows the score.

Alas, I cant name either party but the tenant knows who he is and reads this forum - you should be ashamed of yourself !

Why did the LL allow this tenant to be taken on WITHOUT a RGI policy in place!!
It would have cost only £99.00 for a year.
