Do I need to replace a washer dryer with a washer dryer?

Hi

I have just replaced a broken washer dryer with just a washing machine, is this allowed or does it need to be like for like?

Tenant never said anything when it was fitted but since I have been chasing his rent he said I have 'stitched him up' by not providing him with a dryer.  I thought I was being kind getting a new washing machine for him and replacing the kitchen flooring as the lino tore when then other one was moved.

You replace like-for-like. Maybe the terminology used by the Tenant is a bit harsh, but you've not done what you are supposed to. Why would you ever conclude you would not replace like-for-like?

Is this something I need to do by law? Would prefer facts and not being questioned as to why I would do it! Or would I replace something else with something else, doesn't really help. Thanks

I think the tenant has a reasonable expectation that the facilities provided by the landlord on day one are there for the duration of the contract,

hellykirby did not like the answers received to the question asked, therefore this user has departed the forum. In the future can people who take the time to respond also, please, also take the time to assess what the user wants to hear, and then respond accordingly? This appears to be important in this day and age.

Is there a specific law about swapping a washer dryer for a washer, are the Police going to knock on your door as a consequence?  No.  Could you be in breach of contract and could the tenant sue as a result, yes.  Will they bother taking you to court for this breach, most probably not.  Would they choose the path of least resistance and withhold rent instead, yes.  Would you have to take them to court to recover this, yes.  Could you be bothered?  Would have been easier to replace what needed replacing.  Happy tenants are a lot less shitty than unhappy ones.
