I only have a couple of properties, one is just changing over due to a nutter upstairs driving my tenant out...

Anyway that makes me appreciate the other more, been there 4 years, pays rent on time, however she is on benefits so how can I reward her, I have not increased the rent, and with rates so low I could even drop it. But if I do it just comes off her benefits.

Any ideas?

I would say dont drop the rent as it will be really hard to increase it when rates go up! How about something like providing a basic broadband package free of charge? Or a voucher for a meal out at a local restaurant? Try something that will give great perceived value to the tenant whilst not costing you the earth.
