 ;D IF I SET THIS UP AS ADATABASE HOW WOULD I STAND LEGALLY!! IF LANDLORDS COULD GO ON FREE AND ADD BAD TENANTS AND OTHER LANDLORDS COULD GO ON AND CHECK FOR BAD PAYERS?
IF TENANT SIGNED SOMETHING TO ALLOW THIS IN THE TENANCY AGREEMENT COULD THIS WORK?

1. Dont use capital letters in your posts/emails/communcations, it comes across as shouting and is generally considered rude and immature.

2. Others have done it before. Problem is that few if anyone is willing to pay for such a service, it's like throwing good money after bad. And without a source of income you can't set aside a war chest to defend against libel suits which might be brought by the scum tenants which might even get free representation.

You don't need to set one up!  It's already been done at www.landlordreferencing.co.uk.  The site was started after it's owner was stabbed by a tenant and he wanted a more comprehensive tenant check service.  It's free to use joining landlords and lettings agents in order to stop taking one another's bad tenants.  Worth a look.
