Landlord insurance/unoccupied insurance.

Hey

Have just purchased a vacant house which needs a quick (cosmetic) makeover before I get it on the market. I've purchased unoccupied buildings insurance for the time-being to make sure I'm covered, however, can I get landlords insurance before I have tenants in place?

Yes, I have 2 such properties on the go at the moment.

I use VASEK INSURANCE. Easily done in 10 minutes online and docs come through by email attachment within 24 hours.

If you are in your building most days doing the cosmetic renovation work then the building is not unoccupied from an insurance perspective.  You should be able to move to a landlord's cover immediately.

Unoccupied buildings cover is usually expensive and the cover restrictive.  Landlord's cover is not.  Landlord cover insurers realise there are void periods between rents, it comes with the territory.
