Agents not responding so tenants witholding rent.

Hello,
I am new to all of this. My husband and I have been renting out our property since August and have ha nothing but trouble with the letting agents we are using.
The house was ours previously an their was leak in the conservatory that we were aware of. We got the letting agents contractors to fix this leak before we moved out. He fixed it and said that in the future we might want to replace the sealant in the door. We pai for this. Then after the tenants move in they reported the leak was happening again so the contractor went in again and fixed it and charged us again. Then a while later they say it is still happening and now it is going to cost £1000 to fix. So we agree to get it sorted but say we woul like an engineers report as we have seen nothing so far. We have chased up the agent several times but are fobbed off everytime and have still had no report. We then decide to get our own contractor to go in an check the damage, which we are within our rights to o acording to the agents. However now it turns out that the tenants are refusing to pay their rent as we haven't fixe it. My problem is we have done everything we could to get this sorted an it's the agents who have not done their job properly or passsed on information.
What are our rights here? I do not want to get into trouble with our mortguage because the agents haven't done as we asked, we have been perfectly willing to fix the problem?

Unfortunately agents are middle men who are there to cream money. You have very little in the way of rights when they balls up.

Your tenant is obliged not to with hold rent all the rent. They may make a reduced payment whilst suffering a problem which you may or may not recoup. (say knock £100 a month off in lieu of the work).

What I did in this situation was to send a recorded delivery message to my agent stating " as you cannot be contacted in any way I can only assume that you have gone out of business. I am forced to take (matters into my own hands) (the management elsewhere) which I will do in 5 working days. I am sorry for your misfortune.

Contact the tenant direct. Ask them to sign your agreement direct or get another agent in to sort it out.
